Kathy Shelton, REALTOR®, Acerro Real Estate Services, Inc., has joined The Expert Network©, an invitation-only service for distinguished professionals. After earning her real estate license in October of 2009, she joined Keller Williams and began her ascent in the central California real estate market. When things change in the real estate market, I really do my best to dive in and find out what the trends are so I'm ahead of the game, and we don't run into problems with transactions. I help my listing clients when offers come in, and I do a lot of screenings with the buyer's lender before even presenting the offers to my clients. I find that even though a buyer may have a preapproval letter, they may not have completed an application or provided verification of income to the lender.

With 7 years of experience, Ms. Shelton brings a wealth of knowledge to her industry and, in particular, to her area of expertise, helping first-time home buyers, real estate investors, those approaching or in retirement, move-up buyers, and a variety sellers to achieve their real estate goals in the Greater Sacramento area. When asked why she decided to pursue a career in real estate, Ms. Shelton said:

"I went into real estate when the market was probably at its worst and was able to leverage my banking background to improve my business and the lives of my clients. I helped a lot of people with short sales at the time, so much so that I have been told that I got more short sales approved in less time than most other agents out there. My real estate career almost immediately started to take off and that’s really what gave me my first advantage."

As a thought-leader in her field, Ms. Shelton pays careful attention to the ever-evolving real estate market throughout the areas of Placer and Sacramento Counties. She uses this information to help buyers navigate markets with low inventories and has been more successful than many agents at getting buyers' offers accepted in these challenging circumstances. As part of her efforts to stay ahead of the curve, Ms. Shelton notes that she maintains frequent communication with market lenders and familiarity with MLS trend reports:

In addition, certain properties may require certain loan programs and even dictate if a buyer is required to be an owner occupant or not. Understanding the property, HOA guidelines, and having conversations with the buyer's lenders help to avoid escrow fallouts."

When she isn’t working, Ms. Shelton enjoys traveling, camping, and spending time with her family. She also supports nonprofits, including Placer SPCA, Volunteers of America, Disabled Veterans, and CCHAT Center which teaches deaf and hard of hearing children to listen and talk.
