City Center Lehigh Valley Announces Location and Development Plans for Its First New "One City Center" Building

Preconstruction Site Work at Allentown's 7th and Walnut Streets Began Dec. 10, 2011 Class A Building to Include 200,000 Square Feet of Office and Retail Space With Connected Parking

City Center Lehigh Valley, a major mixed-use development in downtown Allentown, Pa., announced today that its first new construction project will be a 200,000-square-foot Class A office and retail building with connected parking on 7th Street between Hamilton and Walnut Streets. The announcement was made by Jim Harbaugh, executive vice president and COO of City Center Lehigh Valley.
Preconstruction site work, including geotechnical testing and site surveying, began Dec. 10, 2011. Preliminary plans indicate the building will be delivered to tenants by late summer 2013. City Center's new building will offer flexible floors of up to approximately 40,000 square feet and will integrate the following amenities:
• Competitive lease rates of $10-12 per square foot
• Connected parking beneath the building
• State-of-the-art security and staffed lobbies
• Just steps away from Allentown's new arena, the Lehigh County Government Center and other prime locations
"City Center Lehigh Valley is excited to begin broadly marketing to companies that are eager to participate in downtown Allentown's revitalization and take advantage of the highly competitive lease terms we're able to offer due to the Neighborhood Improvement Zone legislation," said Harbaugh. The first phase of City Center Lehigh Valley includes flexible plans for up to 200 luxury apartments, a minimum of 250,000 square feet of Class A office space and 50,000 square feet of upscale retail space. City Center is a project of City Center Investment Corp., a real estate development and management company based in Allentown and led by developer J.B. Reilly, who has owned the property for the new City Center building since 1999.
