The trends from the 4th quarter of 2010 point to a buyers' market continuing into the spring-good news for folks looking to buy Main Line properties.

The overall picture is that of a still-depressed market. Fewer homes coming on the market, fewer new homes being started and longer times on the market. But certain zip codes defy the averages. The 19087 zip code in Chester County (Radnor), for example, saw a 50% increase in the average price sold, even with a 34% decrease in number of homes sold. The percentage of asking price (discount off asking) was a very healthy 98.4%. A very few areas (zip code 19073 in Newtown Square, for example) saw that number drop into the 80% range. But most Chester County Main Line properties showed less than an 8% discount off asking price.

That same 19087 zip code in Delaware County (the Wayne area) showed an 8% increase in number of homes sold, at an average price of $1,005,100, which was an 85% increase in average price. But the discount off asking percentage here was 87.8%, indicating that these higher-priced homes did not fetch full price as often. The corresponding area to the Chester County portion of Newtown Square (zip code 19073) in Delaware County showed only a modest gain in average price to $480,200 but a seller-slanted discount of only 99.3%.

Sage's owner and broker in charge, Linda Walters, says these area-by-area statistical differences are common with Main Line properties. She notes, "I am constantly asked about the state of the market and I always reply: 'Which market?', since they differ so much where we live. Neighborhoods vary and even which side of Route 30 the home is located on can make a difference."
