RE/MAX Lake of the Ozark 7th Annual Symposium Spotlights Real Estate Market Sales Trends
Osage Beach, MO, October 13, 2014 (Newswire.com) - In its recently held 7th Annual Real Estate Symposium, RE/MAX Lake of the Ozarks highlighted a comprehensive report on the top trends in the real estate business featuring one of Missouri’s top destinations. Attendees and participants to the September 25, 2014 gathering at the Osage National Golf Resort were provided with a rundown of the statistics pertaining to the transactions covering the top-rated real estate zone.
“Through September 15th, total transactions on all property types were down 2% from 2013, but up 29% since 2009. Volume-wise, all property types are down 5% from 2013, but up 28% since 2010,” according to the RE/MAX Lake of the Ozarks team. “There has been a 14% decline in new inventory through September 15th compared to new listings in 2010,” they noted.
In terms of Market Absorption Rate, the Lake of the Ozarks real estate team presented the crucial numbers, covering September 15th of each given year. For 2010, there were 6,790 New Listings and 1,287 Total Sales, which presents a ration of 1 Sale out of 5.27 Listings. In 2013, there were 5,570 New Listings and 1,779 Total Sales, or equivalent to 1 Sale out of 3.13 Listings. As of the current year, there are 5,846 New Listings and Total Sales of 1,745, which essentially translates to 1 Sale out of 3.35 Listings.
“Number of Sales & Volume in 2014 is up 7% from 2011 on Residential Waterfront Homes through September 15th. The average Sold price is up 26% from 2011 on Residential Off-Water Homes through September 15th,” the report further noted.
