TAMPA, Fla., May 1, 2018 (Newswire.com) - In the real estate market, Spring is the best time to buy and sell homes mainly because the holidays are over. Home-buyers have more time to focus on selling or buying homes. Spring is also a hot period for the housing market, and it’s safe to say North Tampa’s real estate market is thriving and has indeed become a seller’s market.
In his latest Livestream Market Report, hosted every second Thursday of every month at 10 a.m. EST, North Tampa Realtor Joseph Lewkowicz provides listeners with his 1st Quarter Report for 2018. Joseph starts by stating how sales have been outstanding, but this makes inventory harder and harder to come by as the demand for homes increases. The demand is exceptionally high for homes currently priced at $300,000 or less. In fact, many buyers are shocked by the increasing sale prices.
“Fortunately, this high demand is creating a sellers’ market in Tampa Bay,” Joseph shares in his report. A typical strong sellers’ market is categorized as having five months of inventory or less, but here in Tampa, we have only two months of inventory under $300,000, five months of $300,000 to $500,000 homes, and about six to seven months’ worth of $600,000 and up homes. Joseph encourages anyone thinking about selling that now would be a perfect time.
On the plus side for buyers - rates are still reasonable. Joseph states, “Currently you're looking at a third-year conventional fixed rate of 4 ¼ to 4 ½. You can also get adjustable rate mortgages and conventional financing for 3 ½ to 4 years.” To conclude the report, Joseph believes, if you find a home you want, buy it!
