The 212,000 people living within three miles have a median household income of $112,000, and in the one-mile radius there are 20 apartment complexes. The store is highly visible from busy Leary Avenue and can also be seen from the 15th Avenue overpass, where 57,000 cars pass by daily. It is currently 94% occupied with in-place rents well below market. The facility will be operated by InSite's wholly owned management firm and rebranded as SecureSpace Ballard.

The property will undergo an extensive renovation, including a revamped leasing office, prominent signage, expansive facade improvements, new paint throughout, and free WiFi.
