WEST PALM BEACH, Fla---- As it approached its eighth anniversary last fall, CityPlace, the star of Florida's lifestyle centers located in Downtown West Palm Beach, shifted gears and steered its retail focus into an aggressive new direction. The 72-acre, mixed-use property with 600,000 square feet of retail, restaurants and entertainment venues that opened to national acclaim in October 2000 began ten months ago to adjust the balance of its tenant categories by adding more weight to its branded fashion assortments. Special emphasis was given to hip, active brands that offer a creative selection of casual clothing and accessories, such as Nine West, Tommy Bahama, Pac Sun, Lucky Brand Jeans, Quiksilver and Journeys.

"Getting the right retail mix that answers current consumer demands is an ongoing process in every shopping center, including conventional mall environments," said Webber Hudson, executive vice-president of Related Urban Development and head of leasing for CityPlace. "CityPlace is regarded as a kind of North Star among open-air lifestyle centers around the country and the industry follows our every move. The shift to more fashion is in part a nimble response to what the CityPlace market wants, and in part a strategic move to enhance the cross-shopping experience for our in-place tenants."

"There's no question that CityPlace continues to dominate among lifestyle centers in Florida," adds Hudson. "Despite the addition in recent years of a new mall in Wellington and another lifestyle center ten miles north of the property, the Convention & Visitors Bureau tells us that CityPlace continues to be the Number One visitor destination in the county, and is recognized as the leading restaurant destination as well. The new apparel stores are boosting the shopping traffic during the day, which is the ideal complement to the restaurant and entertainment attractions that fill the center - often to capacity - during evening hours."

The property has 15 restaurants (26 if you count cafes and bars) which continue to be one of the property's most powerful draws among every demographic sector. Anchored by Cheesecake Factory (ranked among the top performers in the nation), Bellagio, Legal Sea Food, City Cellar Wine Bar and Grill, Brewzzi and Mark's, CityPlace has always impressed with its menu of destination restaurants. Scheduled to open over the next few months is Jinja Bar & Bistro, offering popular Thai dishes; Italian Oven; Earl of Sandwich; and Sloan's, the whimsical, home-grown ice-cream parlor, for desserts. The appeal of such a wide variety of dining choices clustered within easy walking distance, with the most convenient parking in the city, wrapped into the inimitable urban fabric of CityPlace's storefronts and public spaces is a formula that has worked since Day One.

An estimated five to six million visitors patronize CityPlace each year, and in the next 24 months another 1,400 luxury condominiums will be ready for their new owners. This surge in the downtown population comes on the heels of 3,000 new residential units completed since CityPlace opened five-and-a-half years ago, and there are 3,500 more units already approved for construction - all within 2 miles of CityPlace.

The addition of City Place South Tower, adds approximately 300,000 rentable square feet of office space and bring an estimated 1,500 people with much higher than average disposable income to the property during business hours. The 18-story tower located on the southeast corner of CityPlace is considered to be the new benchmark for luxury commercial space in Florida. It features the most advanced technology, including fiber optics, high-speed internet access and state-of-the-art disaster protection systems that provide tenants with uninterrupted access to vital computer files and redundant power source capability.
