An Eagle Crest Multi-Family Building Faces Unwanted Structural Consequences

 Improper site preparation that occurred over the course of 20 years caused structural damage to one of the Eagle Crest multi-family buildings. To restore structural integrity, Ram Jack Texas installed driven steel piles deep into the ground and lifted a multi-family building that had differential elevations reaching up to 19 inches. 

Improperly preparing a site for construction can lead to unwanted consequences. Over time, the lack of soil integrity caused the structure to settle, being offset a total of 19”. Repairs were desperately needed, so owners contacted Ram Jack Texas for help.

Ram Jack installed hydraulically driven piles both inside and outside of the building at an average depth of 40’-45’, using guide sleeves to help relieve lateral forces. In addition, since the floor slab lacked necessary support to bridge the gap between the load-bearing walls, a wide flange steel beam was welded to the pile bracket.

Afterward, Ram Jack used 135 hydraulic jacks to uniformly lift the 60 ft. by 150 ft. settled building, taking care to monitor elevations and document the changes. In the end, the offset of 19” had been reduced to within 2” and owners were pleased to have a permanent foundation solution.
