When buyers drive up to a home, it takes only a few short seconds to decide if they are going to get out of the car or keep driving--that's why curb appeal is imperative! To pack a punch with the first impression, paying attention to a home's exterior is a vital rule of realty. A study conducted by Clemson University determined the effect of landscapeing on resale value. Homes that achieved an outstanding landscape rating could antcipate a sale price 4 to 5 percent higher than equivalent homes with decent landscapeing. Houses with landscaping rated poor comparative to neighboring houses with exceptional landscapes could antcipate a sale price 8 to 10 percent below equivalent houses with decent landscape.

Buyers want homes that require little restoration upon purchasing. Hiring a landscaping company seems time consuming and expensive; however, there are things sellers can do on their own to generate great impact.

To spruce up landscaping, Kim suggests "edging the beds, adding fresh mulch, replacing gangly bushes and adding bright pots of flowers."

As for the house itself, Kim recommends "putting a fresh coat of paint on the front door, replacing the old dingy hardware, such as, the chipped mail box and the barely visible house numbers and even adding an updated light fixture."
