Popular St. Louis Communities Attract Eager Home Buyers

St. Louis home buyers are seeking prime locations such as Clayton, Chesterfield and Ladue, prompting strong home prices in these areas. The Gellman Team shares real estate market observations.

St. Louis home buyers are seeking prime locations, and they are willing to pay a premium for them, according to professional market observations by The Gellman Team. Three areas in particular are showing strength in home values and enjoying competitive offers: Clayton, Chesterfield, and Ladue. 

“You can find luxury homes in just about any area, but high-end home buyers today are looking at the community as a whole,” says Gellman Team co-founder Mark Gellman. “They are thinking long-term and choosing neighborhoods that offer a spectrum of amenities. They are buying the neighborhood, and the area, as much as the home.”  

“Buyers are looking for areas that have positive momentum,” adds co-founder Neil Gellman. “Clayton, Chesterfield and Laude have thriving business districts, social and cultural opportunities, good schools and ample public recreation.” 

These popular communities have enjoyed a rise in home values, according to data from the Gellman Team. The average list price for a home in Clayton has been climbing steadily this year, and currently hovers around $700,000. “Clayton has wonderful art galleries, unique stores, and a European flavor with its sidewalk cafés,” explains Neil Gellman. “Events like the St. Louis Art Fair and the Taste of Clayton draw plenty of visitors. The outgoing nature of Clayton residents makes it a very welcoming place to live.” 

Chesterfield has experienced rapid development in recent years, and higher home prices have taken hold in the area. The average list price for a home in Chesterfield is currently about $534,000. “Chesterfield offers outstanding shopping and dining,” says Mark Gellman. “It also has beautiful parks and charming residential streets. Even though prices have been rising, homes in Chesterfield are within reach of move-up buyers.” 

Ladue home prices are higher than Clayton and Chesterfield, with list prices hovering just below one million dollars, and final sale prices averaging $740,000. “Ladue has a connotation of luxury and exclusivity,” says Neil Gellman. “The large lots, the well-appointed homes, the golf courses, and the French-country atmosphere make it a grand place to live. When you look at the kind of lifestyle your money buys in Ladue, it’s a good value for the price point.” 

The Gellman Team expects that home buyers in Clayton, Chesterfield and Ladue will face rising prices and buyer competition throughout the summer months. “Make your best offer first, and do not drag your feet,” advises Mark Gellman. “If you really want the home, be prepared to present a solid offer and keep your contingencies to a minimum. This is especially true in areas where limited inventory keeps upward pressure on home prices. Above all, be sure to work with a real estate professional who is highly experienced in these markets.”
