As at June 2011, Singapore citizens numbered 3.29 million. But the tiny island state of Singapore now holds 5.31 million people. With the difference made up by foreigners and permanent residents.

Singapore need approximately an additional 20,000 Singaporeans every year to keep the citizen population stable given that the total fertility rate is 1.2, way below the sustainable replacement level. A good number of these new Singaporeans are spouses of Singaporeans. Most of the new citizens are working working adults. The government is able to fill the shortfall in growth rate every year with this intake of new Singaporeans.

Singapore also have about 530,000 permanent residents today. And the country has been taking in 30,000 permanent residents every year in the past two years. This intake has slowed down somewhat and in fact has stabilized.

In Singapore, the number of foreigners now make up 28 per cent of the population. The number totaled about 1.49 million in June 2012. At this rate of population growth, of about 2.5 per cent, Singapore's total population will hit six million in about 5 years' time.

Singaporeans are bracing for rising property prices from the inflow of new citizens, PRs and foreign workers. These rising numbers present opportunities for property investors looking to cash in on the demand for Singapore property here.
